8 person Jacuzzi with Beach view. This is on the terrace. The terrace also has a large BBQ grill and a wet bar. Most Jacuzzis in Venezuela fill with cold or at most barely warm water. Mine has really HOT water to California standards.
Kitchen with large stainless steel side-by-side refrigerator-freezer, propane covered selt-igniting cooktop, and oven with rotisserie, and microwave oven. Floor is ceramic tile with a floor drain for easy cleaning.
Dining area with glass and rattan dining set which seats six.
Utility room with compact stacked washer dryer. There is also a reserve water tank and pump to supply household water during water outages.

The penthouse is very well air conditioned with two independent central air systems; one for the bedrooms, the other for the salon, kitchen, and dining area.

There is also a utility room with a washer and dryer.

And a 15,000 watt emergency generator to hendle power outages, and keep the bedrooms comfortable.

When Isla de Oro was first constructed 25 years ago, the penthouse apartments sold new and unfurnished for $500,000 USD. This apartment comes furnished, virtually ready to move in. Includes bed linens, dishes, kitchen utensils, Hunter-Douglas window blinds.

Disclosures

Owners must pay monthly condo fees and club dues. Condo fees are based on costs for building maintenance and improvements. They are based on square footage, so are more for penthouses than smaller apartments. They are currently around $300-$400/month. But they include electricity, water, and garbage disposal, so not a bad deal if someone is living there. The air conditioners have to run pretty much all the time, and they take a lot of power.

Club dues are the same for each apartment. They are currently about $15-$20 per month. They cover maintenance for the common areas, such as the giant swimming pool, common jacuzzi (holds 15-20 persons), gymnasium with weight machines, tennis courts, restaurants and large meeting hall. Club membership also gets you a discount on weekly cleaning of the apartment.

As of May, 2009, the following approximate amounts are past due 

     Condo    Bs.F.  8,228.99
     Club     Bs.F.  2,542.28

     Total    Bs.F. 10,771.27
The free market exchange rate, which I can arrange to get for you, is about 5000 BsF/USD. So about $2000 is past due as of the above date. In a usual sale, I as the seller would pay all these past due amounts from sale proceeds. But I reserve the right to specify for a particular sale that amount agreed to is net to me. In this case, the buyer would have to pay.

Property taxes are paid yearly, and come to at most a few hundred dollars.

I haven't been to the apartment since 2005. So I don't have any first-hand knowledge of its current condition. When I was there, everything was working except the large antenna for receiving US satellite TV. I have heard that since then there have been some problems with the hot water plumbing, and some minor problems with the large private jacuzzi. Best estimate for all repairs is probably less then $2000. But I can't warrant anything about current condition, so sale is strictly AS IS. Prospective buyers are welcome to visit the apartment for a personal inspection, or to hire a local property inspector to examine it. My friend Chris lives in another penthouse down there, and he sends me reports from time to time. I will post here any news about the apartment's condition as I receive it.
